LOCAL BUYERS

Permanent residents, young families with children, people working in Florida between the ages of 28 and 60, retired families from the US and Canada with medium to high incomes looking for a primary residence, and other families who move to Cape Coral for the winter.

Motivated by the warm climate, safety, quiet residential areas, good prices compared to other cities in Florida, with good access to schools and services, looking for single-family homes, 3-4 bedrooms, garage, and optional pool.

Retirees (SNOWBIRDS): Motivated by the warm, quiet climate and safe community, looking for comfortable, low-maintenance homes in quiet neighborhoods.

NATIONAL INVESTORS

People from other states (New York, Illinois, New Jersey, California, Texas), aged between 35 and 60, can generally own several properties, or some are looking to start investing in properties to buy for annual or vacation rentals, motivated by lower prices than in large cities, with population growth as is the case in Cape Coral, and with good rental returns. They are looking for homes that are ready to rent, with attractive finishes and easy maintenance.

INTERNATIONAL INVESTORS

Europeans (especially Germans, British, and Swiss), Canadians, Latin Americans (Colombia, Argentina, Brazil, Mexico, Venezuela), aged between 35 and 65, have savings and are looking to diversify their assets outside the country, motivated to buy property as a safe investment in dollars, for short-term or annual vacation rentals, use the house for family vacations, with the benefit of long-term appreciation, look for types of houses with swimming pools, close to canals or with access to navigation, modern design, with Airbnb potential. Another short-term goal is to sell the property on the local market and reinvest.
